Alice House

Supportive Care · Norfolk

Alice House sits in rural Norfolk — a five-bedroom specialist care home built around the people who would live there, not the other way around. Five private patient rooms designed to feel like rooms, not wards. Medical-grade bathing facilities engineered for dignity and safety. Communal spaces with the right acoustics for residents who need calm sensory environments. Staff observation lines that work in practice, not just on a plan. Landscaped gardens with raised beds and a level path to the seating area. Fully CQC-compliant from handover, leased to an award-winning specialist operator on a 10-year fully repairing and insuring agreement. Government-backed income from day one. For the five people who now call it home, it's the first place in years that feels permanent.

Waterloo Road

Mixed-Use · Social Housing and Heritage Restoration

A rare opportunity sitting in plain sight — a working restaurant with significant unused airspace above, and something extraordinary in the basement: an original Victorian spa, untouched for nearly 100 years. The plan is two projects in one. Upstairs, we are developing 16 self-contained units for social housing and service accommodation, leased on a long-term contract directly to the local authority. Downstairs, we are sensitively restoring the spa as a heritage feature — original tilework, pool structure, and changing rooms — bringing a piece of the town's history back into use after a century of dormancy. The restaurant continues to trade throughout. Adaptive reuse at its best: more housing, no new land, and a historic landmark saved.

The Oxnead Mill

Norfolk Countryside · Heritage Regeneration

A regeneration of one of Norfolk's most distinctive landmarks — an historic water mill set on a private river-side estate in idyllic countryside. The mill itself will be sympathetically converted into three substantial townhouse-style dwellings, each a four-bedroom home with full luxury specification while preserving the building's industrial heritage: original beams, the wheel housing, and the mill's relationship to the water all retained and celebrated. Alongside the conversion, the existing main house is being renovated and extended into a six-bedroom country residence with private swimming pool. The whole estate benefits from on-site hydroelectric power generated by the original mill race — clean energy, lower running costs, and a story the building has always told. Four families housed. One landmark saved.

North Farm

Norfolk Countryside · 17 Acres · Heritage Regeneration

A rare opportunity sitting on 17 acres of unspoilt Norfolk countryside — an exciting regeneration of old workshops, a farmhouse and stables into four substantial family dwellings. Planning permission is already in place to convert the existing farmhouse and stables into residential use. We are now progressing planning on the remaining two plots, with significant scope to add a small glamping business set within the surrounding mature woodland — a quiet, complementary income stream that uses the land sensitively rather than developing on it. Generous private plots, established trees and open views across rural Norfolk. Four new homes added to local housing stock through reuse of existing structures — no greenfield expansion, no loss of agricultural land.

Blue Boar Lane

Norwich · Assisted Sale Pipeline

A 3-bedroom semi-detached property in Norwich with generous front and rear gardens — acquired through our Assisted Sale pipeline. The vendor was navigating a difficult personal situation following a relationship breakdown. The property needed modernisation, the gardens had been left overgrown, and a number of half-finished DIY jobs needed putting right before any open-market sale was realistic. Cornwick was able to step in within weeks: agreement secured, property under our control, full renovation underway. The project is now in its final refit stage and will be going to market in the next two weeks — just three months from the original agreement. Designed for a first-time buyer: a quality, fully-modernised home with the gardens restored, ready to live in from day one.

Northcote Road

Norwich · Assisted Sale Pipeline

A 2-bedroom Norwich terrace acquired through our Assisted Sale pipeline — helping a vendor who couldn't sell on the open market because of the essential works and modernisation the property needed. Once we had authority over the property, the Cornwick team carried out a full renovation: new electrics, full plumbing, plastering, decoration throughout, and a structural opening between the kitchen and dining room to create a single, light-filled living space. Specified specifically for first-time buyers — quality finish, low running costs, no surprises on the survey — and brought to market at an affordable £260,000 in central Norwich. Two people helped: the original owner, given a fast and certain exit. And a first-time buyer, given a safe and quality home they could actually afford.

Residential

Lloyd Road

Norwich

A 3-bedroom Norfolk bungalow transformed into a luxury 5-bedroom family home. Full structural reconfiguration removed internal load-bearing walls and re-engineered the roof to add a complete second floor. Three en suite bathrooms, an open-plan kitchen-dining-living space spanning the rear of the property, and a private master suite occupying the new upper floor. Materials and finish brought up to the level of a London prime residence — bespoke joinery, underfloor heating, large-format glazing onto the garden. Delivered on programme and on budget by the Cornwick team.
