CQC Standing
Registered, and in good standing.
We check current CQC registration status and inspection history before any conversation goes further. A provider working through enforcement action isn’t a fit for a Cornwick lease.
Every supported living and specialist care project starts with a conversation with a CQC-registered operator — before a single brick moves, and long before your capital is drawn.
A lot of supported living developments get built first and marketed to operators second. That order creates the risk: a building finished to the wrong spec, sitting empty while a suitable operator is found, or let in a hurry to whoever’s available.
We build the other way round. The operator relationship comes first. The spec, the layout, the compliance standard — all of it is shaped by a named, regulated operator who has already agreed to take the lease. By the time we buy the property, the eventual occupant isn’t a forecast. It’s a signed commercial reality.

Able to hold the lease for the long term.
A 10+ year commercial lease is only as strong as the covenant behind it. We look at trading history and financial position before we treat an operator as our tenant.
Experience with the specific need we’re building for.
Learning disabilities, complex health needs, mental health support — each requires different expertise. We match the operator to the resident group, not the other way round.
Because the building has to work for the people living in it.
We involve the operator in the spec before we finalise it — layout, adaptations, safety features — so the finished property is built for how they actually deliver care, not adapted afterwards.
We identify the need, then approach the right operator — before we’ve committed to a property. Heads of terms are agreed while the site is still in due diligence.
The commercial lease is signed before investor capital is deployed against the project. No speculative builds, no “we’ll find a tenant later.”
The relationship doesn’t end at handover. Cornwick’s asset management stays in contact with the operator for the life of the lease — compliance, renewals, and any issues, handled directly.
Once you’re through the self-certification step, the full project prospectus tells you exactly who the operator is, what their track record looks like, and what the lease terms are.
