A home built for a need
Every home is designed around a specific care profile, agreed with the provider before we buy. The people who live there get a home that fits them, and a normal life in their own community.
Property with Purpose · Capital Partners
Imagine an investment that earned a real return and helped solve the care shortage directly. That is Property with Purpose. Capital Partners fund the homes that care providers need. Cornwick builds them, and a regulated provider leases them for the long term.
Register your interestThe challenge
Demand for supported living, specialist care and social housing is growing far faster than the supply of suitable, compliant buildings. Good care providers are ready to support more people, but few can fund the property themselves.
That is the gap your capital fills.
The demand in numbers
167,000
more supported housing homes will be needed in England by 2040, a rise of a third on today.

This is not charity. It is property investment aligned with real social demand.
The concept
We create property investments that meet some of the UK's most pressing housing and care needs. Each home is designed for the people who will live in it, let to a regulated care provider on a 10-year lease, and managed for you from day one.
Every home is designed around a specific care profile, agreed with the provider before we buy. The people who live there get a home that fits them, and a normal life in their own community.
A regulated care provider leases the whole home for 10 years and pays rent every month, whether or not every room is filled.
We find, buy and convert the home. The provider runs the service, with management and maintenance built in. You always know exactly which home your capital is in.
Every home adds to a growing portfolio of property with a purpose: a real asset, a long lease, and people living better lives.
Each vertical solves a different housing problem — but every project is grounded in the same conviction: property done thoughtfully can change someone's life.
Designed for care providers supporting individuals with learning disabilities, long-term health conditions, or mental health needs. Built to CQC standards. Leased to experienced, regulated operators.
Properties acquired or converted into quality accommodation for local authorities — studios, 1–2 bed units, transitional housing. Leased directly to councils or housing providers.
Two problems, one solution. Through our assisted sale pipeline we help distressed homeowners exit difficult situations fast — divorce, repossession, probate, financial pressure — with a fair, certain offer. Those same properties become affordable homes for first-time buyers trying to get safely onto the ladder.
Disused buildings. Tired commercial stock. Forgotten barns. Empty upper floors above high streets. We source overlooked buildings and convert them into homes — increasing housing stock without expanding into greenfield land. Exciting projects that bring life back to local economies.
How it works
An established, regulated care provider sets out the home it needs and pays a commitment fee.
Your capital funds the purchase, and your legal charge is registered on the property the same day.
Cornwick builds to the provider's brief and the standards its regulator requires.
Once the service is registered, the provider signs a long-term lease.
A mortgage on the let home repays what it can of your capital and return. Any balance either stays in for the long term, still earning, or Cornwick pays it.
Registration timing is set by the regulator, not by Cornwick. We explain what that means for you on the call.
Security
Your capital is secured against a real house, and the directors stand behind it.
Registered at HM Land Registry when the house is bought. Until the refinance, no other lender ranks ahead of you.
It sits alongside the charge.
The home keeps the layout of a family house, so it could be sold on the open market if the care use ended.
A RICS valuation of the specific property is in your due-diligence pack before you commit.
These reduce the risk to your capital. They do not remove it, and the call covers the risks in full.
